Housing across the Metroplex
Older city neighborhoods
Parts of East Dallas, Oak Cliff and older Fort Worth neighborhoods have homes from the early and middle 1900s, many on pier-and-beam foundations. Bathrooms tend to be small, doors narrow and plumbing old. Crawl-space access can make drain work easier, but the floor framing under a filled tub needs a look, and original cast-iron or galvanized lines sometimes need replacing once exposed.
Postwar ranch homes
Ring suburbs such as Richardson, Garland, Mesquite, Irving and Arlington have large numbers of single-story homes from the 1950s through the 1970s. Single-story living is ideal for aging in place, and many hall baths have standard alcoves that suit compact walk-in tubs or tub-to-shower conversions.
Newer suburbs
Plano, Frisco, McKinney, Allen, Keller, Mansfield and other fast-growing cities have mostly slab-on-grade homes, often two stories with the primary bath upstairs. We check the stair path and floor framing before recommending a tub for a second-floor bath, and sometimes recommend converting a downstairs bath instead.
North Texas weather and soil
The Blackland Prairie clay under much of the Metroplex is famous for shrinking and swelling with the weather, which moves foundations over time. A level, well-supported tub matters. Winter brings ice storms and occasional hard freezes, as in February 2021, so bathrooms on exterior walls deserve attention to pipe insulation. Summer heat means attic water heaters run hot in July and work harder in January.
Permits: every city has its own office
DFW is a patchwork of more than a hundred cities. Dallas, Fort Worth, Arlington, Plano and the rest each run their own building or development services departments and set their own permit rules for plumbing and electrical work. Licensed plumbers (TSBPE) and electricians (TDLR) are required for that work wherever you live. Ask which permits apply to your address.

Choosing for a DFW home
Single-story ranch homes are great candidates for either a walk-in tub or a roll-in shower in the hall bath. Two-story suburban homes often benefit more from converting a downstairs bath. In an older pier-and-beam house, budget a little for surprises under the floor. Our tub or shower guide helps with the decision.
Before you call
Have your ZIP code, the city your address is in (not just the mailing city), whether the house is slab or pier-and-beam, and the size of your water heater. Photos of the tub wall and bathroom door speed things up.
Common questions
Do you install walk-in tubs in Dallas-Fort Worth?
Supply-only tubs ship anywhere in the Metroplex. Coordinated installation depends on scheduling in the region, so call 1-888-779-2284 to ask about your address.
Which aging agency serves my DFW county?
Dallas County and Tarrant County each have their own Area Agency on Aging. The Area Agency on Aging of North Central Texas serves 14 surrounding counties. Call 1-800-252-9240 to be connected.
Is a pier-and-beam Dallas home harder to fit with a walk-in tub?
Not necessarily. Crawl-space access can simplify drains, but floor framing and old pipes need checking.
